REAL ESTATE NEWS It Takes a Village K nown for its mix of chic boutiques, national chains like furniture heavyweight Ethan Allen and children's center Kidville, and restaurants from star chefs including Bradley Ogden and Angelo Sosa, Tivoli Village is ready to double down. The mixed-use colossus, near Summerlin on Rampart and Alta, has announced that construction has started on its second phase. Approximately 200,000 square feet of retail and 70,000 square feet of office space is expected to open in spring 2015, giving Tivoli Village (tivolivillagelv.com) more than 639,000 square feet of space overall—and bringing in national fashion retailers and new-toVegas home furnishings stores. Developed by IDB Group USA, the property has been both an office-space success (with more than 35,000 square feet leased) and a popular spot for shopping and dining. The developer notes that traffic has been up 30 percent each year since the complex opened in 2011. The addition of destination restaurants like Ogden's Hops & Harvest and Sosa's Poppy Den has only increased the buzz. Unlike some of the city's other projects, which have suffered delays due to the 2008 financial meltdown, Tivoli Village has managed to get back on track fairly quickly after postponing its 2009 opening. It looks like that nimbleness is paying off, as the development grows while competitors are still waiting to open their doors. There are office parks, and then there's Hughes Center (hughes center.com), the 68-acre office and retail megacomplex, purchased in September by Blackstone Real Estate Partners for a whopping $347 million. Equity Office, a Blackstone subsidiary, is in charge of operations and leasing for the property, which has 1.4 million square feet of office space, conveniently located along Howard Hughes Parkway between Flamingo Road and Sands Avenue. High-profile tenants at the master-planned office campus include Wells Fargo, Boyd Gaming, and the business law firms Gordon Silver and Snell & Wilmer. Employ- 140 ees at Hughes Center can get their daily meat fix at restaurants like Del Frisco's, Lawry's The Prime Rib, and Fogo de Chão. And for those who need a midday pickme-up, a Starbucks is under construction. There's serenity now at the Aliante Casino + Hotel, a former Station Casinos property that marked its first anniversary as an independent resort on November 1. The locals-friendly casino in North Las Vegas, located on 40 acres in the Aliante master-planned community at Aliante Parkway and Highway 215, recently opened its spa re:lax, a 3,500-square-foot space with eight massage rooms and a steam room and sauna. Also new at the hotel, which has more than 200 rooms and more than 100,000 square feet of gaming, is Farm 24-7, a 2,200-square-foot café that offers round-the-clock farm-to-table dining. There's already a Nordstrom flagship store at Fashion Show mall and a Nordstrom Rack at Stephanie Street Center. Like many local real estate projects, the Shops at Summerlin was mothballed in 2008 due to the awful economic conditions. But things are clearly looking up. Developed by the Howard Hughes Corporation (howardhughes.com), the complex will offer more than 125 stores and restaurants in an open-air space. Plans also call for entertainment options and a ninestory office building. The goal is to create a walkable downtown area for the 22,500-acre, family-friendly Summerlin planned community, which more than 100,000 people already call home. Expect to see lots of strollers.
