REAL ESTATE NEWS spring fervor THE EXCITEMENT OF THE MOMENT IS COMING FROM UNLIKELY QUARTERS. W hats making news these days are outsize garages, great garden spaces, and a grande dame with lots of movement. LETS GO OUTSIDE Outside space doesnt get any better than the 4,500-plus square feet of decks on top of this unique River North property, which features great views, a resistance pool, a hearth, a grill, and a pergola. Its indoor amenities also play to the notion of refuge and retreat, with another resistance pool, a light-filled atrium with waterfall, and spacious rooms devoted to a steam and sauna, a theater, and a gym. There are also three kitchens, six fireplaces, six bedrooms, 10 bathrooms, and an elevator. Diehard gardening enthusiasts who want to keep it simple will be enamored with the charming, lushly landscaped jewel-box garden that makes the most of a 48-by-95-foot lot at 1711 West Wabansia Avenue in Bucktown. It was created by Chicago designer Linda Fritkin, who cleverly tiered the space to yield maximum vegetation per square foot. The four-bedroom, three-and-a-halfbathroom house also overlooks the verdant yard with a wall of windows and a second-story deck (contact Prudential Rubloff broker Brad Lippitz, 773230-5100; bradlippitz.com). 130 North Garland Street GIGANTIC GARAGES A certain man-abouttown who is celebrated for his high-wattage events is equally famed in some circles for his showstopping Ferrari collection, with a glamorous 12-car garage to match at Lake Point Tower (505 North Lake Shore Drive, #6705). He is legendary for his parties in the 2,714-square-foot space, which is tricked out with its own heating, cooling, and security systems; lipstick-red floors, leather lounge furniture, and a wet bar to match the cars; plus track lighting and more. And now it can be yours for $2.1 millionor $3.4 million if you want the equally spectacular 2,537-square-foot 67th-floor condo listed separately (condo must be purchased first in order for another buyer to obtain the garage separately). Its a wow property, no matter how you look at it, and a rarity, says listing agent Katherine Malkin of Baird & Warner (312-576-5200; katherinechezmalkin.baird warner.com). Indeed, the only other listing on the market right now with similarly spectacular views and a plethora of parking spaces is Unit 41 EW at 1555 North Astor Street for $4.95 million, which boasts a fullfloor 6,000-square-foot aerie with 360-degree views and an opportunity to rent five garage spotsalong with free guest parking (contact listing agent Pamela Sage, 312-318-8008; pamelasage. bairdwarner.com). If you dont mind a treetop view, the 14,000-square-foot neoclassical urban oasis at 460-464 West Huron Street, a 1771 West connected double house in River North Wabansia Avenue for $7.25 million (reduced from $7.875 million) is marketed by Baird & Warner broker Ginger Menne (312-927-0852; gingermenne.bairdwarner.com) packs a six-car garage. But it has other assets, toowhich brings us to our next topic. 460 West Huron Street BY LISA SKOLNIK 1555 North Astor Street GRAND DAMES Long considered the Grande Dame of the Near North Side, 1500 North Lake Shore Drive is famed for its elegant architecture, expansive apartments (the smallest have six rooms), stellar service, venerated residents (its a bastion for CEOs), slow turnover, and cash-only requirement (after all, its Chicagos premier co-op). Astonishingly, there were five units in the building for sale at once this winter, with the most remarkablea 6,400-squarefoot A renovated by Jessica LaGrange and featured in multiple home design publicationsspurring a twoway bidding war before it went under contract in December for a June closing. Its listing agent, Coldwell Banker broker Jennifer Ames (312-440-7525; jenniferames.com), is also marketing another extraordinary home in the building: Unit 7-8B, a rare four-bed, four-and-a-half-bath duplex for $4.545 million. Koenig & Strey brokers Heather Bilandic (312-893-8105; koeningstrey.com) and Monique Crossan (312-893-8104) just put Unit 10C under contract but have two more to sell: Units 4B ($2.495 million) and 10B ($1.7 million). The price difference is due to the fact that 4B is a little bigger, but both are pristine paragons of classic elegance.
